Property overview

Ranch 29 is a 296.78± deeded acre producing ranch located at Avenue 74 & Road 192 in Terra Bella, Tulare County, California. The property is planted to 190 gross acres of table grapes (Scarlet Royal and Flame Seedless, 101,303 vines on Freedom rootstock, V 60" all-steel and T-Bar 36" trellis) and 107 gross acres of navel oranges (Powell Navel and Late Lane Navel), for 279 total gross planted acres against the 296.78 deeded acres, net of Friant-Kern Canal and county road takings. The ranch spans seven assessor's parcels across Sections 15 and 22 and is served by two Friant Division Central Valley Project contractors delivered from the Friant-Kern Canal: Saucelito Irrigation District serves the Section 15 parcels (157.1 acres) and Delano-Earlimart Irrigation District serves the Section 22 parcels (140.4 acres), each with its own turnout. Supplemental groundwater is supplied by a single 150 HP pump and well plumbed into an on-site reservoir with a filtration and booster station serving both the vineyard and orchard blocks. Irrigation is single-line drip on the grapes and Powell navels and dual-line drip on the Late Lane block. The ranch sits within the Tule Subbasin and SIDGSA groundwater sustainability agency; Delano-Earlimart Irrigation District has received a full exemption from Tule Subbasin probationary reporting and fees, and Friant Division Class 1 Contractors were allocated 100% for water year 2026. Soils across the ranch average a Storie score of 64.6, led by Colpien loam (Storie 82.9, 44.9% of the field), with the balance in Calgro saline-sodic soils and a small share of Exeter loam. The vineyard blocks were planted in 2010 and 2012, and the navel orange blocks were planted between 1996 and 2022, including a Late Lane block equipped with two propane-powered wind machines. The ranch is offered fee simple, free and clear of a concluded bankruptcy, with clean title and no court process required, as an individually marketed open listing.
