Project Janus is a fully operational California table grape business offered as a single group: 1,640± gross acres of producing vineyard across thirteen ranch holdings in Tulare and Kern Counties, 165± acres of owned citrus, a 164,000 square foot cold storage and packing facility, and the equipment, intellectual property and sales company required to run it. The assets were acquired through a completed bankruptcy sale and are now owned free of that process, with no auction, bidding procedure or court approval required. In the 2025 season the vineyards produced 1,369,554 boxes on 1,485 production acres — 922 boxes per acre — generating $33.1 million of gross revenue at an average of $24.18 per box. The plantings are mature and diversified across twelve varieties (Flame, Autumn King, Allison, Scarlet Royal, Summer Royal, Sweet Globe, Princess, Krissy, Cerise, Autumn Royal, Red Globe and Candy Snaps), carrying 840,820 vines on V-60" and T-Bar 42" trellis systems, spanning a harvest window that opens in early July and runs to mid-November. Alongside the vineyard, the portfolio includes 165± acres of owned citrus: 85 acres of 1990-planted Navels in full bearing on Ranches 10 and 19, plus 80 acres of Late Navel and Cara Cara planted in 2022 on Ranch 37 approaching first commercial crop. The citrus moves through the Sunkist system via Porterville Citrus. This is a turnkey acquisition. The 164,000 SF cold storage — 16 cold rooms, six pre-coolers and a full packing room — sits at the centre of the Home Ranch block on Ranch 10, minutes from the majority of the producing acreage. The equipment fleet, intellectual property (trade names, brands, label artwork, customer lists and goodwill), and the in-house sales company with established retail and wholesale programs all convey with the land. Every ranch sits within a Friant Division irrigation district on the Friant-Kern Canal, providing a defensible water position under California's Sustainable Groundwater Management Act. The assets are offered as a group, though offers on individual ranches or the cold storage will be considered.

Every core ranch sits within a Friant Division district on the Friant-Kern Canal. Delano-Earlimart Irrigation District (serving nine of the thirteen core holdings) and South San Joaquin Municipal Utility District both hold Friant Division contracts with the Bureau of Reclamation. The Friant Division received a 100% Class 1 allocation for 2026, versus 15% for South-of-Delta agricultural contractors in the same announcement. Delano-Earlimart ID was granted a full exemption from Tule Subbasin probation reporting and fees.

Groundwater Disclosure
